Fannie Mae's hybrid is a bifurcated model. So, in a sense, is a trainee who inspects while the supervisor signs, though that's a different arrangement with its own rules.

The idea behind it is capacity. An appraiser who doesn't drive to every inspection can complete more reports in a day, which matters in rural areas and in busy seasons. Freddie Mac makes the same point in its overview of property data collection: appraisers can complete hybrids from a PDR without a visit, which eases pressure on appraiser capacity.

The cost is distance. You lose the smell of the basement, the sound of the highway, the way the lot drains. Good bifurcated work makes up for that with better data and better questions. It's a different skill, not a lesser one.

How UAD 3.6 reports these scopes

The old system used separate forms, including the 1004, its Desktop and Hybrid versions, and the 2055 exterior-only. The redesigned URAR replaces them with one dynamic report that expands or contracts by property type, loan type and scope. Fannie Mae's desktop guide notes that lenders using UAD 3.6 must follow its UAD 3.6 Policy Supplement. For the bigger picture of the change, see the UAD 3.6 complete guide.

In the UAD 3.6 MISMO schema, the appraiser's exterior and interior inspection methods are each reported with one of three values: Physical, Virtual or No Inspection.
