That's the real reason most appraisers put off the decision to switch appraisal software. The forms are not the scary part. Losing the history is. With UAD 3.6 becoming mandatory for new submissions on November 2, 2026, a lot of appraisers are being pushed into the decision this fall anyway. The friction is real: the muscle memory, the add-ons, the comps database, the custom boilerplate you built in 2014. This year is different for three reasons.

First, the form itself is changing. The redesigned URAR under UAD 3.6 replaces the familiar stack of forms (the 1004, 1073, 1025, 2055 and their variants) with one dynamic report, delivered as MISMO 3.6 XML. Freddie Mac's UAD and Forms Redesign FAQ is clear that the mandate is keyed to the UCDP submission date, not the effective date of the appraisal. Whatever program you use, you are learning a new report. If you have to relearn anyway, it's a natural moment to ask whether your current tool is the right one. Our complete guide to UAD 3.6 covers the form change in depth.

Second, the timeline is short. Limited production began in September 2025, lenders could choose 2.6 or 3.6 from January 2026, and the mandate lands November 2, 2026. After that, UAD 2.6 gets an exception period, then reduced functionality, then becomes Fatal for new submissions on May 20, 2027, and is retired June 28, 2027. The UAD 3.6 deadline timeline has every date.

Third, cost. Tiered desktop appraisal software often runs $1,500 to $3,500 a year once you add the pieces a working appraiser actually uses. Fees in many markets have barely moved in a decade. When a renewal notice arrives in the same month as a form overhaul, people do the math. We break that math down in appraisal software pricing in 2026.

What you are actually moving

Before any steps, be precise about what "my data" means. Every UAD 2.6 report that went through UCDP had to be delivered as MISMO 2.6 XML, so most desktop programs can produce that file for any report you finished. That's why it is the backbone of every migration: it's a shared standard, not one vendor's private format.

The third row is the one appraisers forget. A workfile is more than the report. It's whatever you relied on: the MLS printouts, the assessor card, your inspection notes, the photos you didn't use, the email where the lender changed the intended use. It also expects you to keep custody of the workfile or have appropriate arrangements for retention, access and retrieval with whoever does. From that history it builds median adjustment rates by town and price tier, drawn only from your own work. Your 2019 1004 doesn't become a UAD 3.6 report, and it shouldn't. The redesigned URAR asks for things the old form never collected.
