- Your license and E&O exhibits
- The clients you work for most

Every new report reuses them.

Choose + New report, type the address, pick the number of units and create it. Tax-roll facts fill in where available, and everything saves as you type.

The URAR for 1–4 unit, condo and PUD properties today. The Appraisal Update & Completion and the general-purpose (non-lender) report are on the way.

In the local edition, on your own Mac. In the hosted edition, in your organization's private storage. Only your organization can see it, and you can export any report at any time.

From a report's ⋯ menu on the Reports page:
- Save as template keeps your scope and wording, not the property.
- Clone copies the set-up into a new draft. The property, comps, dates and values start empty.

They only appear when needed. Turn on the rent schedule, income approach or cost approach in the Assignment scope. Project appears for condos and PUDs.

Yes. Press ⌘Z (Ctrl+Z on Windows) or Undo at the top of the report. This works for a field, a comp, a unit, a level, a room, a photo or a tag. ⇧⌘Z (Ctrl+Y) redoes. History lists recent changes so you can go back several at once. The history is kept for each report in this browser, even after a reload.

Ctrl+D (⌘D on a Mac) copies a cell to every comp to its right. If you imported past reports, your typical adjustments for the town prefill the grid. There is no MLS import yet.

In Additional properties analyzed, not used in the Sales grid section, with a reason for each. Many AMCs require it.

Open the sketch from Dwellings & units. Press N, type a length and an arrow key, and Enter for each wall. Press C to close the shape, then ? for every key. Areas flow into the report, and the pages attach themselves.

Drop them on a photo box and tag each one; tags place them on the right UAD photo page. Click a photo to crop, rotate or mark it up. Your license and E&O come in automatically from Settings.

Use Create the maps in the report, or Create map on any one map. It makes the location, aerial, flood, plat, comp and rental maps from your addresses. Fixed an address? Use Update map.

Open the Inspect tab and pick the report. Work down the required photos, and pick a room and level for each photo. The rooms land in the report for you.

Yes. Photos wait on the phone and upload by themselves when you are back online. Phone and desk never overwrite each other.

Check the phone is online, then reopen the app and leave the report open for a minute. Don't delete the app: the photos are only on the phone until they upload. Still stuck? Message us.

Yes. Carat writes the redesigned URAR as MISMO 3.6 XML, renders the PDF to Appendix E and builds the UCDP package. UAD 3.6 is mandatory for new submissions from November 2, 2026.

• Open Build and Deliver and build a draft.

• Build the final package; your PIN applies your signature.

Must fix items block the final build. Warnings are worth reading but don't block delivery.

Open its field and read the ⓘ tip; most want a specific value or a comment. If you are sure the data is right, send us the rule code and the report ID.

Yes. Drop in a zip of past ClickFORMS or MISMO 2.6 XML reports. They become searchable comps and per-town adjustment medians drawn from your own work.

Choose File → Export → MISMO 2.6 GSE XML for each report, into one folder. Drop the folder or a zip on Reports → Imported. Importing twice is harmless.

Files that aren't MISMO 2.6 XML are skipped. Files that couldn't be read fully are reported to us so we can improve the reader. Nothing guessed goes into your data.

$99 a month for each appraiser who can sign (owners, admins and staff appraisers), and $29 a month for each trainee. Unlimited reports, every feature, no per-report fees. Archived members are free.
